GAS SAFETY CERTIFICATE

GAS SAFETY CERTIFICATE

What is it and who needs it?

If you're a landlord
You must, by law, have a gas safety check every year. This must be done on all gas appliances and installations owned by you in each of your properties. This is a requirement of the Gas Safety (Installation and Use) Regulations 1998.
 
If you are a landlord however, it is very likely that these laws do apply to you. You must keep record of the safety check for two years and supply new tenants with a copy of the certificate before they move in and within 28 days of completing a new check.

HOW LONG IS THE CERTIFICATE VALID FOR AND WHEN TO RENEW MY CP12

Each CP12 certificate lasts for 12 months and should be given to your tenants within 28 days after the previous certificate expired. You should also provide one for any new tenants before they move in or within 28 days of them moving in.
